Location
The site extends to approximately 0.11 hectares and is adjacent to the Central Conservation Area. The Site is located to the west of the city centre on South Ward Road which lies just off Marketgait. The site is currently occupied by a two-storey vacant nightclub building. The nightclub was constructed in the late 20th Century and the neighbouring buildings are of similar age. There are a number of listed buildings in the vicinity of the site. The wider surrounding area is predominantly residential, with a range of amenities close by, including shops, offices, cafes, restaurants, bars, and art galleries. Abertay University is within a 1-minute walk of the site, and Dundee University is within a 5-minute walk. The city centre is a 3 minute walk away.
The site is close to areas of public open space, including the V&A Museum, Dundee’s newly constructed Urban Beach and Magdalen Green (which is one of Dundee oldest parks).
The site is also well connected to public transport with bus connections are available a short walk from the site on West Marketgait, which has links to St Andrews and Broughty Ferry. Dundee Train Station is less than a 10 minute walk from the site on South Union Street. The railway line has links to major towns and cities such as Aberdeen, Glasgow, Edinburgh and Perth. The approach to development has been informed by the historic context of the site, including the historic maps for the area.
Proposal
The proposals are currently still evolving, which is why your feedback at this stage is important. The current proposals are for a student accommodation development, which seeks to make more efficient use of this highly accessible, sustainable site. Dundee has a significant shortfall in quality student accommodation compared to other university cities across the UK, and this will be demonstrated in supporting information to be submitted with the planning application.

Subject to this consultation exercise and further discussions with Dundee City Council, we propose to submit a detailed planning application for the proposals later in 2022.
The applicant and the design team will take account of the comments made during this consultation stage as the proposals are developed ahead of submission.
